With the blurring of the lines between work and home, Braid Mill is reimagining the work environment with all the benefits of the home. Thoughtfully redeveloped, the historic textile factory in East Germantown has 35,000 sq ft of creative office and light industrial space available for lease. Known originally as the Excelsior Textile Factory, 441 High Street in Germantown has everything you could ask for in a physical shell but it was the history of fabrics, fibers, connectivity, and threads that kept inspiring us visually as we crafted the brand identity.

Drawing from the natural flow of threads and spools, our creative team was able to construct a logo that is both literally symbolic of a thread, while also subtly representative of the “B” and “M” in Braid Mill. An icon and wordmark pair together to form the primary identity, with plenty of flexibility in between on bringing them to life visually.

 is a collection of 88 studio to three bedroom apartments in Philadelphia, set around communal spaces that are made for good times—each a reflection of South Kensington and Fishtown’s history, with an updated edit.

The unexpected brand narrative and experience was thoughtfully created in collaboration with the Brick Capital development team and the renowned Stokes Architecture. Cohere provided cohesive brand strategy, naming, and identity services, engaging in environmental signage design, content capture, marketing and digital advertising for the brand to ensure a successful lease-up campaign for the property.

As a core piece of the branding strategy, Cohere strategized, wrote, and designed a zine to pay homage to the camaraderie that exists in the Fishtown/Kensington neighborhoods, where friends rally around friends, neighbors, and local businesses.

In it you’ll find notes from the area's finest, an interview with the designers behind many beloved Philly spots, plus a peek at the apartments themselves—a place to call home on the edge of it all. 

, as it was named, was printed with care on classic newsprint and distributed among neighborhood hot spots.

We compiled content that told the story of the creatives that make this property unique - for social media, ongoing marketing and the digital presence needed to lease up effectively in a competitive market. Philadelphia branding and marketing in real estate has always required a bit of tenacious storytelling, but The Rally stands out amongst comparables in an authentic way.

is a Nashville-based real estate developer, with major properties in Philadelphia. This includes The Laurel—the tallest residential building in Philadelphia, featuring high-end condos on the top floors, dedicated amenity floors, and world-class commercial programming at ground level, featuring Equinox and a Schulson restaurant.

Cohere was engaged to design the distinct brand identity for the multifamily apartment experience connected to The Laurel. Leaning into the exclusive location, elegant details, and world-class design, 

 became a coveted lifestyle apartment brand, leasing up faster than anticipated.

The brand name was updated to a more specific reference to the 19th street location which locals and visitors alike denote as a Rittenhouse Square address, a practical identifier as well to the apartment entrance that is set apart from the rest of the building and condo entry.

We needed this building to stand out, and it did.

This residential offering in DC sold out in record time.

Award-winning Real Estate development team DITTO Residential came to Cohere to help bring a vision to life. A project devised by DITTO in partnership with OPaL Residential, 

 offers 30 three- and four-bedroom townhouse-style condos, 8 two-bedroom flats, 6 lofts, and a detached carriage house in the heart of Capitol Hill, Washington DC.

Cohere designed the brand identity and sales collateral for these unique homes situated around an alley, emphasizing the power of building a close-knit community around architecture.

Dating back to 1908, the Dupont Building has been the symbol of luxury within Wilmington, Delaware for over a century. Located in the heart of Downtown, the Dupont Building is where history and opportunity collide. Home to Hotel Du Pont, Le Cavalier at The Green Room, DECO Food Hall, and now 

, the Dupont Building is so much more than an apartment community. It is a City Within Four Walls.

Cohere designed a brand to accentuate the historic legacy of this one-of-a-kind building, welcoming residents to live within its walls for the first time in over 100 years. The building leased up in record time, exceeding the client’s ambitious goals and the brand’s custom newsprint and collateral pieces were the recipients of a CommArts award.

Cohere designed a fully-realized editorial news piece, featuring local stories, tips, and interactive elements. The piece was just part of the full lease-up materials, but was done in a manner that allowed it to stand on its own and live beyond the lease-up period for the apartments.

Working closely with the sales team to track leads, conversions, and digital efforts, we have built a marketing flywheel and content library to build continued recognition for this unique brand.

Notable tenants include FarmerJawn, who brings a unique agricultural model to the urban core.

Southwood Properties, The HOW Group, and Sterling Wilson collaborated to develop Jasper House in Kensington. Set to launch in 2023, the building plans include 139 apartments and 10 artist studios, a courtyard garden, and 6,500 SF of light industrial space for BIPOC-owned food businesses on the ground floor. From peer-to-peer interaction to financing, Jasper House looks to address consistent challenges in the community, to ignite further change. That includes the quickly transitioning area around this property, with large residential buildings and new creative professionals living in them.

Cohere lead the branding process from initial strategy and naming to the design of leasing collateral and building signage. We worked closely with the developers on the programming and plan for the ground-floor spaces, ensuring the brand 

Understanding the significant history of the factory in Kensington, we designed an artful rebranding with a nostalgic touch that conserves the town’s legacy while preparing for new history to be made. Our real estate branding and marketing efforts for this project were recognized by Indigo Awards and awarded Cohere the 2020 Gold in Branding Award.
